What types of projects does 17K Construction & Consulting handle?

We are a contractor focused on new/full residential finishing projects. We take on renovations, fit-outs, upgrades, interior refinements to full-scale finishing works.

Does 17KCC offer the lowest possible pricing?

We don’t aim to be the cheapest — we aim to be the most complete. Our proposals include anticipated project costs upfront, giving you a clearer understanding of the overall budget from the beginning. We value transparency throughout the process and communicate any necessary adjustments properly should project requirements evolve.

Does 17KCC provide design services or construction plans?

We’re a dedicated residential finishing contractor specializing in the execution phase of residential construction projects. If you need help with design, we’d be glad to connect you with our partner designers.

Does 17KCC accommodate rush projects?

No, we do not accommodate rush projects. We follow a structured and meticulous process in every project to ensure quality work, proper coordination, and attention to detail at every stage. Just as the design phase typically takes several months to develop thoughtfully, the construction and finishing phase requires sufficient time to execute properly. Rushing this stage often compromises the final result. We believe in delivering homes that you can be proud of for years to come. That’s why we recommend following a realistic timeline based on the project’s scope. This approach allows us to maintain excellent workmanship and ensures everything is done correctly the first time.

What does 17KCC include in their finishing works?

Our services cover the entire renovation process, including:

Project management:

  • Continuous coordination with the designer, homeowners, and all trades

  • Prioritizing timelines and working diligently to complete projects on schedule

  • Close collaboration with all subcontractors to maintain alignment

  • Regular scope monitoring with proactive handling of changes and refinements

  • Thorough quality control and inspections throughout all stages

  • Expert material selection, procurement, and management

  • Precise execution of finishes, built elements, and surface treatments

  • Final cleaning, detailing, and thorough project handover

  • Post-completion support and warranty assistance

Architectural works:

  • Floor finishes (tiles, wood, vinyl, etc.)

  • Masonry works (plastering, CHB walls, etc)

  • Carpentry works (ceiling framing, drywall framing, gypsum and fiber cement board installation)

  • Wall finishes (paint, laminated walls, tiles, PVC, etc.)

  • Ceiling finishes (paint, laminate ceiling, wood, PVC, etc.)

  • Windows (tempered glass with powder coated aluminum frame)

  • Doors (solid wood doors in wood stain, glass doors)

  • Cabinetry works (full modular cabinetry works in HPL for kitchen, wardrobes, etc.)

  • Waterproofing (prior to new tiling works at T&Bs)

Electrical & Auxiliary works:

Plumbing:

  • Sanitary (extension of roughing ins from existing lines for the installation of new Plumbing fixtures)

What does new/full residential finishing projects mean?

New residential finishing projects refer to homes that are already past the structural phase and require interior and exterior (if applicable) finishing works. Full residential finishing projects involve completing all remaining works needed to make the home fully livable, such as flooring, ceilings, painting, cabinetry, fixtures, and other interior installations. These projects focus on transforming a structurally complete building into a fully functional and aesthetically finished residence. The scope typically includes coordination of multiple trades to ensure all design and quality standards are met.

Which types of properties does 17KCC work on?

We specialize in residential projects including condominium units, townhouses, and single-detached homes. Our scope covers finishing and renovation works across these residential property types, ensuring tailored solutions that suit each structure’s unique requirements.

Does 17KCC need complete construction plans to provide a quotation?

Yes. We require full architectural, plumbing, electrical, and mechanical plans* to prepare a detailed quotation. These plans serve as the foundation for all pricing and quantity estimation.

Our detailed quotation process generally takes about two (2) weeks. More complex residential projects may require additional review time depending on project size, scope, and design coordination requirements. For larger homes with full finishing works, preparation may extend to approximately three (3) weeks to allow for a more comprehensive evaluation of the project documents.

How long does 17KCC take to prepare a quotation?
Does 17KCC handle repair works?

Unfortunately, we do not handle repair works, and only engage with new finishing works / full renovation projects.

What other supporting documents would be beneficial for 17KCC to review during the quotation process?

To support the preparation of an accurate and well-defined quotation, the following documents would be helpful:

Site photos of existing conditions, including any available photos previously taken by the designer or project team
3D renders and visual design references from the designer
• A detailed scope of work, including project requirements, specifications, and any special considerations

Does 17KCC offer labor-only construction and renovation services?

17KCC does not undertake labor-only projects.

A major part of our work is managing not only the labor force, but also the materials, deliveries, budget, and schedule that keep the project moving efficiently. In a labor-only arrangement, the responsibility of monitoring material deliveries, usage, shortages, and replenishment falls on the owner, requiring much more day-to-day involvement.

In addition, construction projects occasionally require adjustments or rework. When materials are owner-supplied, questions regarding material consumption and responsibility can arise. By handling both labor and materials, we are able to assume full responsibility for project execution and provide a smoother experience for our clients.

Which Owner-Supplied Materials (OSM) are typically considered standard for a construction or renovation project?

The following are examples of items that are commonly considered Owner-Supplied Materials (OSM). Due to the wide range of brands, specifications, and price points available, these are typically supplied by the owner and installed by 17KCC:

• Floor and wall tiles, as well as other specialty surface finishes
• Lighting fixtures (LED downlights, pin lights, decorative lighting, etc.)
• Plumbing fixtures and accessories (water heaters, showers, faucets, water closets, bidets, sinks, and other T&B accessories)

The following items are often handled as Supply and Installation by Others (Specialty Trade Contractors), but may also be sourced and coordinated by 17KCC upon request:

• Stone countertops (quartz, granite, marble, sintered stone, and other engineered surfaces)
• Doors and windows (powder-coated aluminum and tempered glass systems)
• Specialty waterproofing systems
• Air-conditioning works
• Window treatments (curtains, blinds, shades, and related accessories)
• Wallpapers and decorative wallcoverings

Final arrangements for OSM and specialty trade items may vary depending on project requirements, client preferences, and the agreed scope of work.

Does 17KCC have an in-house team for modular cabinetry works?

Absolutely! We have an in-house modular cabinetry team and would be delighted to share our experience in fabricating and installing custom built-ins tailored to your home. We work closely with the project designer to refine and customize cabinetry details, ensuring a seamless fit with the actual site conditions and project requirements.

CLIENT PROPERTY CLASSIFICATION PRIOR TO QUOTATION:

Projects in this stage typically require coordination with an architectural firm to prepare the necessary design and technical plans, including Architectural, Structural, Plumbing, Electrical, and Mechanical drawings. These plans serve as the foundation for the structural phase of construction.

If the required plans are already complete, a structural contractor can assist in executing the structural works at this stage.

Our scope is currently focused on residential finishing works, so this stage may be outside our primary services.

Existing project at structural phase — quotation for finishing works:
  1. If you already have complete finishing plans and are satisfied with the design, we’d be pleased to review your documents and prepare a quotation for your project.

  2. If your finishing plans are not yet finalized, or if you would like further refinements to the design, we can connect you with our partner designers to help develop and complete the plans before quotation.

Existing structure* for full renovation:
  1. If you already have complete and approved finishing works plans, we can coordinate with your designer and receive the necessary documents for quotation preparation.

  2. For clients without finalized finishing works plans, we can recommend trusted partner designers to assist with the design process. Once completed, we’d be happy to provide a project quotation.
